Epoxy garage floor at a Cape Cod home in Ypsilanti, MI

What winter does to a bare garage floor

From November to March, your car carries home a coating of salt slush every time you drive. It melts onto the slab, soaks into the pores and stays there. As temperatures rise and fall around freezing, that salty water expands and contracts inside the concrete, popping off the surface a little at a time. The result is the familiar Michigan garage floor: white haze, rough tire paths, pits and flaking near the door. Epoxy and polyaspartic systems stop the cycle by sealing the surface so slush stays on top where it can be squeegeed away.

Attached versus detached garages

Attached garages tend to stay warmer and are easier to coat in shoulder seasons. Detached garages, common in older neighborhoods, are often unheated, thinner and more cracked. They can still receive excellent coatings, but timing matters, and so does choosing a system that tolerates temperature swings. We measure slab temperature and humidity before every coat.

Grinding, not etching

We prepare every garage with diamond grinding. Grinding removes salt residue, oil, old sealers and the weak top layer, leaving a clean profile for resin to grab. Etching with acid leaves residue and inconsistent results, which is why so many DIY kits peel within a year or two.

Repairing cracks and spalls

Old slabs crack from settlement, frost and tree roots. Spalls form where salt has eaten through the surface. We clean and fill cracks with flexible repair materials, patch spalls and level low spots so the finished floor is smooth. Control joints are honored so the slab can move without telegraphing new cracks through the coating.

Our standard system

Most garages receive a penetrating epoxy primer, a pigmented body coat with full flake broadcast and a UV-stable polyaspartic topcoat. That combination bonds deeply, hides dirt and resists salt, oil, antifreeze and hot tires. We can add texture for traction near the door, where melting snow makes floors slick.

Hot tire pickup

Warm tires on a cold coated floor can lift thin coatings. Our grinding, primer and coating thickness are chosen to prevent that. If you have a peeling kit floor now, see our repair page.

Drainage and slope

Many older garages slope toward the door or a center drain. We keep that slope so meltwater runs out. A squeegee and occasional rinse are the best winter maintenance.

Workshops and hobby spaces

Garages here double as woodshops, bike shops and car project spaces. Coatings make sawdust and spills easy to clean and brighten the space by reflecting light.

Timeline

Most garages take one to two days. Foot traffic resumes in hours to a day, vehicles in one to several days depending on system and temperature.

Cost factors

Size, crack and spall repair, existing coatings, moisture and chosen system determine price. We itemize everything in writing.

Care

Squeegee salty slush out regularly in winter. Rinse the floor in spring. Use mats under parked cars if you like, and avoid dragging sharp metal across the surface.

Questions

Can I coat in winter? In heated garages, yes. Unheated garages need warmer weather or cold-tolerant products.

Will it be slippery? Flake and grit add traction.

What about an old oil stain? We grind and degrease; deep oil may need extra treatment.

Alley garages and older construction

Detached garages along the alleys of the older neighborhoods were often built by hand, poured in sections and patched over generations. It is common to find a slab that steps down halfway back, a cracked apron where a car hit the door frame, or a corner that has dropped from frost. Before coating, we level transitions, rebuild broken edges with repair mortar and grind high spots so the floor reads as one continuous surface. Doing this work up front keeps the finished floor from cracking along old weak points.

Spring cleanup and the first season

After the first winter on a new floor, we suggest a thorough spring wash with a neutral cleaner to remove dried salt film. That simple step keeps the topcoat bright. If you notice any chips from shovels or dropped tools, call us early. Small touchups are inexpensive and prevent salt from creeping under edges.
